Conservation Area Do's and Don'ts
Both the Wavertree Village and Wavertree Garden Suburb conservation areas are covered by what is called an Article 4 Direction. This means that certain 'minor works' which, elsewhere, do not require planning permission, must NOT be carried out before a planning application has been submitted.
These include the following:
- Painting of previously unpainted brick or stone surfaces.
- Changing the colour of existing exterior paintwork.
- Re-pointing of brick or stone walls.
- Changing the materials or colour of the roof.
- Replacing windows or doors.
- Laying-out a driveway or hard-standing for a car.
- Erecting a new boundary wall, fence or gate.
Note that being in a Conservation Area does not mean that no changes whatsoever will be allowed - but any changes must not adversely affect the character or appearance of the Conservation Area. If work is done without planning permission, and permission is subsequently refused, then those responsible may be ordered to take off the new tiles, remove the new windows, break-up the new paving, strip off the new paintwork, etc.
If in doubt, it is always safer to ask first - whatever your supplier or contractor may say, and whatever your neighbours may previously have done. (Remember that enforcement action against them may already be in progress).
