Mr Chitty
Thank you for your enquiry
I respond as follows
1. I did not receive your email of the 5th April regarding Fieldway as you sent it to the wrong email address.
2. We are relying on information supplied by my clients regarding each individual lot. I am aware that there are some amendments that need to be made to our particulars which have come to light after the catalogue was printed. These will be published on the auction addendum which is available on our website or in the auction room. Where there is time we will write to the adjacent occupiers of each lot informing them of the changes
3. We have already written to each adjacent occupier informing them of the availability of each lot and also informed them that they may be subject to some changes.
4 I cannot disclose who is offering the Land for sale, when they purchased it and from whom. However you can make your own enquiries via the Land Registry.
5. Our Clients have to prove good title to the land prior to offering the lots at auction and we make checks with their solicitors.
6. The legal Pack contains all the necessary legal documents needed to sell the property. For all the residents who have enquired I have offered to send this to the free of charge
7.I am quite well aware that the lots are within a Conservation Area and there is no development angle however for the avoidance of doubt we will publish the fact that the Land is within the Conservation area in the addendum. This is reflected in the guide price and anyone enquiring is told that this is the case.
8.I hope this clarifies matters but should you have any queries please do not hesitate to contact me.
I will, if you wish prepare something for your newsletter to put Residents minds at rest that there is nothing underhand going on and that my clients are within their rights as Freeholders to sell the land (subject to leases where applicable)
Yours sincerely
James Kersh
